Identify The Signs That You Need a New Water Heater

Basement Water Heater leaking

Call YS Greene on 937-340-1051 if you ever see water on the floor or in the drain pan of your water heater

Replacing water heaters is one of our key services. We install new units for customers in Yellow Springs, Beavercreek, Fairborn and Xenia every day of the week. We recently replaced a leaking 50-gallon gas water heater model with a new unit for a customer. Unfortunately, once you notice that your water heater is leaking, replacement is the only option.

Thankfully, it’s easy to spot when your old water heater’s time is up. Many people wait too long before acting though, which can lead to leaks and water damage. We’ve had several calls from panicked customers over the years regarding water heaters failing. Many times, people have have waited until it’s too late, and the slow drip leak at the base of the heater has suddenly become a major concern.

4 common signs it’s time to call YS Greene and replace your heater….

  1. Age: The life expectancy of a water heater is normally 8-12 years for homes with a softening system. This can be reduced to 6-10 years without a softening system. If yours falls within that time, or is older, it’s time to start thinking about replacement. Even if it’s working fine now, it may not have much time left. Our time served plumbers will help you identify if you have any remaining warranty on your heater if you believe it’s failed prematurely. Most heater warranties are 6,9 or 12 year warranties.
  2. Loud noises: If you hear something out of the ordinary coming from your tank it often means it’s time for a new one. Tanks can make some pretty odd noises when they’re getting old!
  3. Corrosion: If your tank is suffering from corrosion, there is nothing you can do to repair it. Replacement is, again, the only option. Obviously it’s not easy to see corrosion inside a plumbing system but you’ll notice it from your heater taking longer to heat water, recover from use (e.g. after filling a bath tub).
  4. Leaks: Leaks are probably the most common concern with water heaters, particularly conventional tank style heaters. Leaks usually develop at the base of the tank where corrosion has damaged the tank and water can now pass. It can start as a few drips a day and quickly escalate to a steady stream quickly. Check the drain pan under your heater and the floor near it for evidence of leaks. A drain pan full of water can be indicative of a leak or a safety valve being operated – both of which are big red flags.

Has your water heater met its end? If so, you not only have to think about what specific model you want, but what size as well. It’s important to consider the way your family has changed since you purchased your previous water heater. If you have more people in your family now – more children, parents living with you – a larger tank may be better. However, if people have moved out, you may want to invest in a smaller unit.
